What Are The Differences Between You And A Traditional High Street Agent?

We are an online estate agent and provide all the same services as a traditional high street estate agent apart from we do not do accompanied viewings. This means we have less overhead costs and we can therefore offer lower estate agency fees. We concentrate our time and money on marketing your property in the most effective way, advertising to a huge audience of potential buyers, arranging viewings, getting buyer feedback, negotiating with buyers, managing the sale process through to completion and of course keeping you informed every step of the way.

How Can You Charge Such Low Fees?

We do not have have to pay for the expensive town centre offices that traditional estate agents do. As over 90% of people now use the internet as their first source when searching for property compared to less less than 5% of people who visit a local agent in person (source: Comscore 2010), we believe it is better to focus on the internet and pass our savings onto you. In addition, we reduce our overhead costs further by not doing accompanied viewings – that means we don’t have to pay car costs for our agents and we can improve our efficiency as all our agents are working all day from our central office selling property and not traveling to and from properties. These differences mean we can charge such low fees and why traditional estate agencies need to charge 1.5% – 2.5% commission. Do You Have A Minimum Contract Term?

Unlike the majority of agents we don’t believe in tying you in to a minimum contract term. You can leave us at any time without paying us a penny.

What Are The Steps Involved With Selling With You?

Once you fill in our seller registration form and pay any upfront payments required, we will send our professional photographer to your home to take pictures and measure up for the floor plan. You can see our full process in more detail here.

Who Does The Viewings?

We ask home sellers to do the viewings on their own home in order to keep our costs down so that we can charge lower fees. This process also allows us to arrange viewings on evenings and weekends which are times most often preferred by home buyers and often not offered by traditional estate agencies.

We concentrate on marketing the property, finding buyers, arranging viewings, negotiating with buyers and managing the process through to completion.

How Are Property Viewings Arranged?

When we receive a request to view your property we will arrange a convenient time that you (or someone you trust) can show them around your property. We will coordinate all times and chase up the potential buyer after the viewing to get their feedback and any offer they may wish to make. You will also have a record of all booked viewings and feedback within your private online vendor panel.

How Do You Advertise Property?

All our properties are advertised on the all the most popular property sites in the UK including Rightmove, Zoopla, Findaproperty, Globrix, PrimeLocation and hundreds of smaller websites. Our distinctive sale boards erected outside each of our properties also generate many local enquires. We stay in regular contact with our database of registered buyers and we will proactively market your property to potential buyers that we feel may be interested. We don’t just sit and wait for buyers to come to us – we will call and email people we think may be interested in your property.

Who Deals With The Offers On My Property?

The dedicated estate agent assigned to you will deal with all offers and negotiations. All offers we receive for your property will be confirmed to you by phone and in writing. A record of all offers received will also be available for you to review at anytime in your private vendor portal. We will negotiate on your behalf in order to achieve a price you are happy with. We will always act in your best interests.

What Happens When I Accept An Offer?

Once you accept an offer we will instruct the solicitors for you and your buyer (if you do not have any solicitors you can use our preferred solicitors -see their conveyancing fees here). We will closely manage the sale through to completion making sure all parties are working to your strict timescales.

Do I Need HIP?

No. Home Information Packs are no longer required (they were suspended on 21 May 2010).

Do I Need An EPC?

Yes – Energy Performance Certificates (EPCs) are still required. If you do not have an EPC that is less than 10 years old you we will need to order one in order to advertise your property. We can arrange this this be done at the same time as your photos and floor plan.

Are You Regulated?

We are a member of the The Property Ombudsman Service (TPOS) for Residential Estate Agents, and are approved by the OFT under its Consumer Codes Approval Scheme. We adhere to their code of practice which requires us to provide a level of consumer protection over and above that required by the law. Click here to download their code of practice here. The Property Ombudsman Scheme for Estate Agents provides a free, fair and independent service for dealing with unresolved disputes between sales agents who have joined the TPOS and consumers who are actual or potential Buyers or Sellers of residential property in the UK. The Ombudsman is a member of the British and Irish Ombudsman Association and follows the standards and rules of the Association. The Ombudsman is totally independent of agents and reports directly to the Property Ombudsman Council which has a majority of non-industry members.
