Unlike other online estate agents we use a professional marketing company used by expensive high street agents such as Kinleigh Folkard & Hayward. This guarantees that the person visiting your house to do your photos and floorplans will have:

 

1. The latest digital photography equipment (DSLR cameras)

2. Wide angle lenses

3. A double flash enabling us to get good light coverage even in the darkest of rooms

4. Have a photography background with proven photography expertise

 

Once the photos are done they are sent back to the photographers head office for post production work. The quality and experience of our photographers means that very little photograph processing is required before we publish them but there may be the odd photograph that requires some straightening, cropping or a some lighting adjustment before we are completely satisfied with the end result.

 

Other online estate agents use EPC surveyors or their their own staff for their photography. Neither have the same standard of equipment or photography expertise which is clear from the photos they display. We did spend a few months experimenting with some suppliers used by other online estate agents as they were cheaper but we were continuously disappointed by the end result and so decided to pay extra for premium results without passing on the costs to our clients. This is because these pictures result in a quicker sale which benefits us and our clients.

We produce floor plans that meet the standards of the Royal Institute of Chartered Surveyors (RICS). They are measured by laser to ensure accuracy and include the exterior area with dimensions which is very rarely done by other agencies but highly valued by prospective buyers. We can also provide lease plans if required (these show the public areas in addition to the property in question).

Rightmove found that floor plans increased click through rates by a massive 52% so they are a very important part of the marketing package.

All new clients will have colour brochure created for them. This brochure can be downloaded in pdf format from the propeties details page.

We will write a detailed description for all the properties we advertise. This will include a summary of the property, information on the local area and dimensions and details for each individual room.

A draft description will be written by us and then emailed to you for approval. You may add any additional details that you think may be beneifical for a prospective buyer to know as long as it complies with the Property Misdescriptions Act (i.e. it is an accurate description of the property).
Our software allows us to point the Google Streetview camera to directly face the properties we advertise (as long as streetview is available on that particular street).

This allows potential buyers to see exactly where the property is located on the street and rotate and move the camera to see the surrounding area. This can all be done within the property details page.
Once you accept an offer we will manage the sale to completion by do the following and more if required:

1. Prepare a memorandum of sale

2. Send the memorandum of sale to all required parties

3. Keep in regular contact with you and your solicitors

4. Keep in regular contact with other estate agents in the chain

5. Keep in regular contact with the buyers

6. Liaise with mortgage brokers / mortgage companies / IFAs to make sure any finance required is obtained smoothly


In short, we will advise you and negotiate on your behalf throughout this process, keeping you informed every step of the way in order to ensure we get to exchange and completion as smoothly as possible.  

Within our vendor portal clients will be able to see their previous viewings, upcoming viewings, viewing feedback and your conveyancing milestones (if our recommended conveyancing firm Dezrez Legal are used).

Each client will receive a weekly report showing the following data in a table and graphical format for Rightmove, Zoopla, FindaProperty & Primelocation ( all the data is shown for the last 7 days and in total):

 

1. Total times their property was seen in the summary list

2. Total times their proerty was clicked on

3. Click through rate (summary views divided by detail views)

4. Total actual viewings


As we have built up a huge amount of data over time we see can see trends which tend to predict how quickly a property will sell and if it is likely to achieve close to its asking price. If the click through rate (the proportion of people who click through to see more details of a property after seeing it in the summary results of their online search) is lower than average it can indicate that the property will struggle to sell at the current price. When we send out the report we will often give our interpretations of the data and advise you if we think the price needs to change.
The Energy Performance of Buildings Regulations (Amendment) 2010 requires that all properties being sold will need to display an Energy Performance Certificate (EPC) that is less than 3 years old. If the home seller does have an EPC that is less than 3 years old, the EPC must be ordered before marketing the property. Fixed penalties can be imposed where somebody fails to comply with these new regulations (see further info here). If you have not had an (EPC) produced for your property in the last 3 years we can get one done for you during our visit to take the photographs and do the floorplan (this can be done for free as part of our current special offer).

If you do not order an EPC from us we will need to see a copy of your existing EPC or proof that you have ordered it from another company before we can start marketing your property.

    We will post you a loose sale board which you can erect yourself (a post is not included). Once the board has been delivered to you it becomes your property. Therefore, it will be your responsibility to take it down once you sell your property, or re-erect them if they are affected by weather conditions. We are not liable for the loss of your board or any damage the board may cause.
    A professional board management company will erect a ‘For Sale’ board outside your property or on the side of it if appropriate. The professional board management company we use are the only ones in the UK to operate to ISO 9001 quality standards. They will:
  • Erect the board
  • Make an unlimited amount of changes to the board (i.e. add a 'Sold' slip, change it back to 'For Sale' etc)
  • Remove the board once the sale is complete.
  • Your property will be located on our home page for at least 2 weeks as well as on the property search pages. As most buyers arrive on the home page your property will be seen before they start searching. This is likely to increase buyer enquires and viewings. No more than 6 properties can be featured at any one time so your property will be seen 50% of the time on the home page.
